With this lease agreement, The Hub reaches 40% pre-let, well ahead of its scheduled completion in Q3 2028.
A strategic relocation for a new headquarters
BNP Paribas Fortis will relocate end of 2028 from its current headquarters at Place Neujean to The Hub, where they will create a modern and high-performance work environment on several office floors. In addition, the bank will open a flagship retail office inside the glazed point of the building, offering high visibility.
The Private Banking division will be located on the top floor, with access to a spacious terraces overlooking the city and the iconic Calatrava station.
Bernard Jouan, Regional director Retail Banking • Region Wallonia: “Moving to The Hub represents a major milestone for BNP Paribas Fortis in Liège. The immediate proximity to Liège-Guillemins station, the architectural excellence, and the project’s high environmental standards embody our ambition: to combine performance and responsibility in service of our employees and the region.”
Guy Degryse, Country Director Baltisse Real Estate: “By bringing BNP Paribas Fortis on board, we welcome a leading player that perfectly aligns with our ambition to make The Hub the reference office building in Liège. Setting a new standard for offices in Liège
With 14.800 m² of flexible and divisible workspace, 122 underground parking spaces and around 140 bicycle parking spaces, The Hub raises the bar for the Liège market.
The Hub, designed by DDS+ architects, aims to become the best office building in Liège. It combines striking architecture with efficient modular workspaces and strong energy performance. The Hub will be completely fossil free, achieve BREEAM Excellent certification and meet Q-ZEN standards.
A new architectural landmark at Liège-Guillemins
Ideally located at the end of track 1 of Liège‑Guillemins station, one of Belgium’s most important mobility hubs, The Hub creates a natural connection between the station and the city.
Its curved volumes, generous glazing and refined façade design reference the iconic Calatrava’s railway station. Efficient floorplates, modular layouts and flexible technical cores allow for multiple occupancy scenarios and long-term adaptability. Large terraces animate the façades, while the set-back ground floor creates space for a new pedestrian path.
For this transaction, Baltisse and Moury were advised by Colliers and BNP Paribas Fortis was assisted by BNP Real Estate Advisors.
